Wantage Grade II listed Bell pub available for tenancy

The Bell in Wantage’s Market Place, a Grade II listed building overlooking the town’s historic Market Place, is now available to take on through a new tenancy.

Greene King, which is advertising the opportunity, says the pub offers strong trading potential as a traditional, community-focused venue with the added benefit of established letting rooms for overnight guests.

A spokesman for Greene King said: “The Bell presents an exciting opportunity to take on a characterful Grade II listed town-centre pub with the added advantage of established letting accommodation.

“This traditional community-focused business has broad appeal, attracting local residents, shoppers, workers, sports fans, visitors and overnight guests.

“Success will come from creating a warm, welcoming atmosphere, delivering consistently high standards, and becoming an active part of the local community.”

The company believes the pub would be best suited to “an experienced operator, couple or small family team,” who could maximise its potential by growing the drinks trade, enhancing the guest experience, and making full use of the letting rooms.

Greene King also suggests the introduction of regular events such as live sport, quizzes, music and community gatherings to boost repeat visits and engagement.

The pub features a single-bar trading area designed for casual drinking, social gatherings, sports viewing and pub games.

Its town-centre location, historic charm and flexible layout make it well-suited to a wet-led business model focused on community engagement and entertainment.

Entry costs for the tenancy are estimated at £31,875, which covers 25 per cent of the fixtures and fittings value, plus the deposit, stock and working capital.

The remaining 75 per cent of the fixtures and fittings can be acquired through an assisted purchase plan.

Greene King advises prospective tenants to seek independent legal and financial advice before proceeding.

Annual rent is set at £22,500, which includes a concession for Greene King-supplied machines.

Opting out of this concession would raise the rent to £42,500.

Forecasted operator turnover is £427,999, with a projected profit of £42,226 including machine income.

Machine profits alone are expected to reach £20,000.

Greene King said the pub’s “welcoming environment” and “broad appeal” make it an attractive prospect for those looking to run a successful hospitality business in the heart of Wantage, combining traditional pub values with accommodation income and year-round footfall.

The Grade II listed building dates back to the late 16th century, originally constructed as a timber-framed private house before being refaced around 1890.

In 2002, publican Mike Williams was told to take down the boxes outside The Bell after Oxfordshire County Council received a complaint that a child had hit its head on one.
